FSBO no buyer's agents

I sell houses, maybe about 1 or 2 per year. I really hate buyer's agent commissions. It's so much money, especially on more valuable properties. I can avoid the seller's agent fee by doing FSBO, but I want to start selling FSBO only to non-agent buyers, but still have loan origination and escrow. So, I'd still do the seller concession to get the buyer's loan fees covered.

Anyway, does anyone have any experience doing this? Any tips? Things to avoid?

This just sounds greedy and overly suspect. When you work with a good buyer's agent on a FSBO, the transaction is much smoother because there is a buffer in between the parties. So many FSBO go sideways because the parties are not supposed to be doing all of that direct contact. Saying I really hate buyer's commissions just means you think all realtors are the same, which is so far from the truth. Listing commissions, with buyer commissions included, are a gift to you when you have the right agent who knows how to market the property and work with agents to get you the best deal and protect you all the way to close.
