What are the Common Rehabs?

Hey guys so I know that when you buy a new property and if you want to fix it up you would need to paint it or replace the cabinets and tiles or carpet.

1. My question is what automatically comes to head on what to fix or do when you buy a property?

2. What are some equipments do you need if you're gonna DIY?

3. Do you try and tell the lender to send the appraiser right after you finished with the property?

@Fahadbin Alam I'm going to agree with @George W.  You don't want something ugly to pop up when a buyer has the home inspected. You take care of those items first. Here is what I tell my investors: A cute dress is nice - but you start with clean underwear! That's how I approach all my flips.
