San Clemente Triplex

Hi everyone, first time posting on here. I own a couple single family homes but this will be my first small multi-unit. Wondering if anyone has any insight on south Orange County duplex/triplex/quad ... good? Bad? Ugly? Cash buyer no loans... dipping my feet into multi unit with something small. I know the cap rates outside of SoCal are much better but this is my home!
