Long Distance Investing

Hi all!  New to long-distance investments and looking for the best markets for buy and hold rentals (willing to invest in cosmetic updates but not total flips).  Where are you seeing 1-2% cash flow in markets that still have appreciation and population that is steady or growing?  

We are so excited to start this journey of REI and looking for the right markets in the US to get started (hoping to group them all in one city)
