Possible wholesale deal I need help with

Can anyone help me with a little guidance? I have a possible wholesale deal and just wondering how you would approach this situation. SFR in an "A" neighborhood in Chicago. Single story, basement, 2 BR (was originally 3). The comps for the home the way it is run around $450k. A home with a 2 story newly rehabbed will sell for around $800 - 1M. The seller wants to be in the $425 - $450K range, which is near retail. What are your thoughts on this scenario. Any help would be appreciated.
