New investor: Got two properties down, what's next?

Hi everyone,

I'm a new investor in MA. Currently living in a two family, renting out the other. I'm also closing on a one bed condo investment soon. I paid 300k for the two family and 85k for the condo, both with 20% down. I'm hoping to reach financial freedom in 5-10 years, but am very unsure what the next step is. With me and my husband, we can save up about 40k every year. We also have equity in the two family to use for HELOC. My first thought is OOS properties because of high price range in MA currently, multi family preferred.


I could definitely use some help from BP community and hear what your thoughts are, how you started on OOS investments/ thoughts on how to use my resources to finance, and just any other ideas you might have.
