Making a 15% down payment work on a Single-Family

I have been trying to find a market where it makes sense to purchase a single-family home.  I have a small portfolio of Multi-family but the thought of leveraging my money <6.5 times by putting a 15% DP on a single family is appealing for long-term wealth.  

At this point I have probably researched over 50 markets and feel as though the numbers are difficult to make work.  Has anyone been having any luck investing in single-family in such a competitive market?
