Neighborhood Evaluations Out of State

All, 

I am looking for feedback from experienced investors. What do you do to determine neighborhood quality when you're out of state? I am having trouble finding good feedback online. I've discussed with members of my team who have not provided me great info. I believe I will have to find better members. All I get from them is every neighborhood is great or my PM is not able legally to advise on neighborhood quality. 

I've seen services like Trulia, AreaVibes, etc. What do you use to determine if a rental will be a good investment or not?
