Selling Home due to Job change and Moving OOS

Hello,

I am planning to sell my home due to a job change out of state, other option is to rent the home and manage from  out of state, which I think will be a very big hassle for me besides given the interest rates are still so low I think I will be able to make more as a seller in this market. I will appreciate any tips from experienced while selling my multifamily home, more specifically I would like to know how to start my conversation with seller agents, even though I have to move out of state due to my job ,I don't want to sound like a motivated seller.
