Deal Analysis - Good Deal?

Hi all!

First post here. I'm looking to buy my first home and rent out the rooms (either Airbnb or long-term tenants). After a year of living in it, I plan to make it into a rental property (and move on to my next house hack). My calculations are below:

It is a 3 bed 3 bath home. Just based on the numbers, would you consider this a good deal? 

The house is in a neighborhood where medical, nursing, pharmacy students rent. It's close to a hospital. It is a turn key property. Since this is my first purchase (and first attempt at real estate investing), I'd like to start easy. Maybe someday I'll go for a fixer upper!

As a house hack, assuming I rent out the other two rooms, I can cover almost the full monthly PITI and live for free!
