One person on mortgage but both on title.

Me and my girlfriend sold our condo and are under contract to buy a house. Between selling and buying she was sent to collection for something she didn't owe and her credit dropped by 100 points. We probably won't manage to get it deleted in time without losing the house since we're in a very hot market where almost all properties get 20 offers and over asking price.
We can qualify for the best interest rate and enough money to buy the house on my name alone and still have her on the title. The problem here that I will be the only one on the mortgage and therefore solely responsible.

Can we sign a separate contract on the side and have it notarized that she has to pay me rent for a specific amount for 30 years or until the mortgage is paid off in full? I'm not sure if an owner of the house can pay rent on a house he/she owns.
