First partnership deal- whats the best way to secure financing

I'm a newer investor looking to do my first partnership.  I currently have a self managed duplex and working on a "live and flip". A friend and I are looking to purchase a small multi unit together in a 50/50 partnership.  I plan to use my credit and my partner will provide the bulk of the of the downpayment. What is the best way to approach financing?
