Columbus, Ohio house hacking Investment properties

I’m looking at some properties around the southern orchards and driving park area in Columbus by children’s hospital and was wondering if anyone is familiar with this area and if it’s a good place to look for investments? I’ve read and researched some about this area redeveloping. Thanks!

 I just purchased a duplex in Driving Park, I really like the area. It's still a diversified neighborhood but I see a lot of upside.
