Land Purchase - Austin Area - Need Suggestion

Hello All,

I am an investor and recently purchased a single family house in Leander for rental purposes. I am now looking at buying a piece of unrestricted land (ag exempt preferably, 5-20 acres) around Austin area. I am thinking to buy and hold and resell or subdivide and sell in the future.

I have been looking at around Austin suburbs (Williamson, Travis, Hay and Bell).
- George Town, Liberty Hill and Leander are expensive and out of my budget so I took them off from my list.

- The towns that are bit affordable and I am considering are Taylor, Granger, Bartlet, Florence, Lampass, Bell county (around Temple area..), Kyle, Manor and Elgin. 

After a bit of independent search, I am strictly focusing on Taylor. Few questions:

1. Is Land investment a good choice? I am trying to diversify my real-estate portfolio. I already own SF, Town Homes and commercial.

2. Is Taylor a good town to buy a piece of land for investment purposes? I see part of Taylor comes under Thrall ISD which is very good. 

3.  If Taylor is not a good choice, do you have any recommendations for other towns? 

4. Are there any recommendations for realtors that are specialists in helping me with Land purchase? Lot of lands that are coming up for sale are on the flood plain zone so need lot of help researching for flood plain issues, deed restrictions and most importantly selecting an appropriate town.
5. Is there anyone in this forum that recently purchase land? If so, please share your experience (I.e things that I should watch out for and be careful about).
