Seller Financing or Master Lease

Hello,

I recently purchase my first rental property back in Dec right before charismas and after receiving my first rent check the itch to seek a new property has me ready to get back in and find my next property. My current issue is that I used all my savings to close on the that property and do not wish to sit back for a year saving up again. I have been researching selling financing and master lease options and been trying figure out the best way to go about finding deals of this nature. I'm not completely sure the best way to go about it so any advice that anyone has would be of a great deal of help.
