financing down payment

Hi I'm fairly new to the REI game, My son and I have purchased two SFH in the Rochester NY area in the last year, we used our own cash for down payment and closing cost. We are looking to purchase a 4 plex for 300,000 , my question is what type of options do we have to come up with the 25% down payment, we may be able to use our own cash but that would leave us with no money in reserves. Thank you for any help you can give us.
