If you had 50-80K to invest in real estate as a beginner how would you invest? Would you use it to buy a duplex in a high appreciation market like Florida or would you buy in a different part of the country to get more properties for your dollar?

I am getting ready to purchase my first multifamily property and for me its all about cash flow.  I am looking at 400 or so a month after everything paid with conservative estimates.  I don't care that much about appreciation, its a consistent income vehicle for me.
