Single family investment Commericial loan options

Hi, I’m looking at options for loans for single-family properties. I have one single family already rented and doing fine and I have a couple of Multifamily investments, passive investor.

I’m looking at options to get a loan for single-family investment in the range of 150 to 300k. As time goes by I would like to add more homes to the same portfolio if possible, adding 1-2 homes or more per year.

I reached out to some regular banks and they typically are not funding for these kind of investments.

I’m looking for suggestions or options for loans/ funding, for someone venturing into building a single-family investment portfolio overtime.

There are probably some online different resources, but I don’t know if they are competitive to the market and not sure how to compare if I am getting fair terms.
