Wholesale Locally or Virtual Wholesale?

Investors who are have either wholesaled or fix/flipped properties: Please let me know if you made the jump to virtual wholesaling and if you have glowing things to say about it OR if it was a waste of your time and money. I have done 10 wholesale deals in the Portland, Oregon market in 2020, but inflated prices in the market and competition is getting tougher by the day. Please share your experiences and advice. Thanks.

@Brian Paul Duhrkoop - me and my partner have virtual wholesaled in 44 states. Our focus is vacant properties, therefore showing the properties is easy (I provide a lock box code to a potential buyer). 

We always look to maximize our profits so we buy the properties and 

- resale them for cash or owner financing

- full rehab or wholetail

- keep some as rentals


We sell most of our wholesale properties as a FSBO. On the acquisition side we do not market to home owners. We use online auctions, MLS, and off-market leads from agents and wholesalers.
