Land trust??.....need some help

I have a seller looking to sell their property but urging me to buy the property as a co beneficiary than getting out of the trust. Does anybody know why and what their angle is?? The seller is asking me now why I don't want to stay in the trust and I don't really understand the benefit of buying a property in a land trust.
