Should I sign a buyers agent agreement?

I have been searching for investment properties in Hazel Green, AL. I met one agent who is great and also an investor. I went to see a couple of properties that I found through Zillow, which didn't work out for me. The agent wanted me to sign an exclusive buyer agent agreement in order for him to work with him. He said that we can keep looking at homes if you want to commit to each other that way. He also said, "the seller always pays the commission, you don't pay me anything as a buyer." I understand why he would want me to sign an agreement if I am making him look out for me for my search criteria. I told him that I didn't want to hold him to search for properties for me. I expressed my interest to make him my buyer's agent when I find something and represent me for which I didn't find a need to sign that agreement. Should I have signed that agreement?  This is part of the agreement that I received from him. One reason why I didn't want to sign a contract with him is that I look for off-market deals in the area and want to have an option to go solo or bring him in at my choice.

@Neel Patel You have found an agent who actually respects his own time. 

I was a Realtor until a month ago and worked with a lot of investors.  One of the hard lessons I learned was that many of these so-called "investors" will waste an enormous amount of time. 

For example, I had a repeat client who had me running all over the state looking for his next rehab.  After about 30 properties, several hundred miles of driving and over 60 hours of time burned, he got his next rehab from another agent, leaving me with zero compensation for my efforts or expenses.

It was after that incident that I started requiring this kind of agreement with a minimum commission.

I'd say that if you want his help, sign the contract.
