Investment Strategy in Lakes Region NH

Hi all - Looking for wisdom of this group to Help assess some of the key investment strategies happening in the Lakes Region of NH, particularly Laconia.

I've read a bit in here regarding general LTR and STR strategies for the region but as someone that grew up in the Lakes Region and currently lives in Portsmouth I am looking more for insight into the broader real estate development that is happening in the Lakes Region. Meredith has had quite a bit of development in the last 20 years and and was a success for investors that bought before the key developments.

Laconia however has not seen the same development interest or rise in prices despite being similarly located on several lakes. The downtown area in particular has the foundation of a beautiful historical downtown that can’t be built today. The Colonial theater investment that is occurring as well as the overall investment in Lakeport is of particular interest (restoration of opera house etc). All along Paugus Bay the new condo development is going up. 


While there are some areas to avoid and some of the subsidized housing may be topic of conversation, would love to hear from others following the market to gain more insight into some directional sense of volume of investors and potential.
