Sale pitch for seller financing?

I'm wondering what kind of "sales pitch" anyone uses while looking for a good seller financed deals. How I understand it the biggest pro would be passive cash flow and having your capital gains tax bill spread out over the length of the note. Is their any other advantages I could pitch to possible sellers? Also, even if your capital gains is spread out over 5-10 years are you not still paying the same amount? Thanks!
