Cash for Keys Question
I found a property that looks like it could be a good deal but there is a current tenant that is not making payments. I was wondering if anybody has done cash for keys as part of closing and escrow.
Here is my idea.
I would offer a full price offer but state that $5000 be appropriated to the current tenant for the keys.
The closing would be contingent on the tenant vacating the property and delivering keys to the escrow officer.
The tenant would sign a document relinquishing any rights to the property and also state that if they are back at the property they would be considered trespassing.
This seems pretty straightforward to me, but I've never done anything like this before and wanted to get some feedback from people.
