Buying an Assignment of Contract from a Wholesaler

Hi BiggerPockets Community,

Brand new here so if I break any rules, please correct me!

So I found an ad for a property and in the ad it says "Assignment of contract" and I originally didn't know what that was. After doing some thorough research, I found myself looking at an ad from a wholesaler. During my research, I discovered that almost all the information I read up on was from the wholesaler's perspective, such as how to get a property into contract, and how to find a buyer. What they didn't have were tips or suggestions for how a buyer should handle these types of deals.

Any insight would be greatly appreciated, so far the only thing I feel like I can do is ask for a copy of the contract and negotiate the fees if the contract checks out.
