Cash flow or cash for investment

So we purchased a three unit for cheap and renovated it and put tenants in it and we are now ready to refinance it. My question is is it a better business plan to only refinance out what i need to repay the purchase price and rehab cost which will create more cash flow monthly or take out as much as the house can pay for or the bank will loan and have less cash flow but have more cash in my pocket to use in the next deal. Right now our business in only about a year and a half old and we have very little cash available to purchase new properties. We have 15 units all full with paying tenants just looking for some input from other investors. Thanks
