Lease option to double close

Anyone have experience with a double close? I currently have a lease option contract with a homeowner. I want to list the house for sale and then exercise my option and do a double close.  I have a real estate agent but she isn't sure how to list it, meaning can she list it with me if Im technically not yet the owner.  My other choice is to get a hard money loan, exercise my option, close and then put it on the market and do a second close who knows how long later. That will delay the process by at least a month or more and drive up my holding costs.
