Cashing out early? How to sell 12 buildings at once!

Hi All,

My wife and I went from 0 to 49 units in 3 years. We're now in our 5th year, 48 units, and we've put every cent (plus a few extra!!) back into renovations. It was fun (and still is to some degree) but we realized we'd sell out in a heartbeat if someone came along and offered us a proper bounty.

That being said, I'm actually toying with the idea of putting some feelers out; maybe creating a website .... something. I don't want my tenants worried of course. I was wondering if you folks had any suggestions, how to reach the "right" investors in the right places? How to present? Should I "post" numbers on my website or have them fill out a contact form to get APOD data? Also, we've put all our money back into business, so they actually look TERRIBLE on paper, but someone running them and actually keeping their repairs to 10% would clean up.

They are 12 buildings: 4 SFH, two duplexes, two 4-units, two 7-units, and 8 unit and an 11 unit. Gross income $360K / annually. 3 of the buildings are free and clear so could do SF on those. 20-ish units lower income, rest "blue collar" type. Located in Central Maine. I'd do it slowly, a building at a time, but I love the idea of "all at once." Thank you all!!
