Addendum to contract during inspection period

During my "AS IS" contract I found various things wrong with the property. Mainly the roof was the biggest concern quoted at $17k so I asked the seller to contribute. She agreed to pay money towards a new roof. So my realtor added an addendum but stated property would be accepted as is condition. Both parties signed. Well I uncovered more issues after the addendum so decided to back out during the inspection period. Will I get my earnest money back (3k)?
