Cash and HELOC what to do?

First post! I currently have 50K cash and looking into taking a HELOC out on current home for another 50K to get started. Interested in long distance BRRRR in and around Huntsville AL. I'm looking to purchase a property with my current cash and the HELOC loan. Using this method when putting an offer in, is it considered an all cash offer? Is this the best method I should use? Would taking the HELOC out on current home be the best option if I am going to be putting my home on the market in 2023? Also any suggestions would be great with the HELOC process
