Handling Roofing Contractors - House to close next week

Kevin Turano
Posted

This house is owned by a trust made up of 5 people.  The contract states "as is" and it is looking to close next week.  The realtors have been very easy to work with,,, do I ask them to make some concession for the roof?  One roofer told me the "current owner could make a claim" based on the hail damage we have had. Can they make a claim immediately and / or is it a pain in the butt?  Has anybody had this happen?  Any advice greatly appreciated.

It is possible, just depends on the situation and willingness. I work for a roofing contractor that primarily does insurance claims specifically for weather retailed events.

If they are looking to sell fast it may not be in their best interest given that the claim process can take a few months depending on the amount of damage and how apparent it is. Where are you located? And I highly recommend getting a contractor that is experts in the claim process to assist if you go that route. In addition, you technically can still file a claim on the previous owners insurance, even if the house has sold and changed possession. Could be an option to entertain.
