Where to invest in Commercial Industrial in CA 2021

I've been reaching out to different investor contacts in my own sphere trying to take a pulse on where one should invest their real estate dollars in CA, specifically in Commercial Industrial.  Most of the feedback I've received is geared more towards multifamily which tells me I don't know enough people tuned into Commercial Industrial in CA.  But for now, I'm focused on commercial industrial and the goal is to achieve decent cash flow and hold long term.  I'm loving all the input I see on different BP forums and hoping to gain some insights here...on my very first post ever.  So here it goes....if you had to choose one area in CALIFORNIA to invest into commercial industrial, where would that be and why?
