Buying bulk SFH bundle

Hi! I came across and investor looking to offload a 22 SFH Portfolio. The cap rate is 7.6%. Cash on cash is 12%. Cash flow ends up around 24k annually. There's a bit of work to a few properties needing to be done so I see some room on increasing rents with some work. a few units have have had long term tenants from the 90s. And the most recent from 2016. Has anyone financed something similar? Curious on how to accomplish this. Going to reach out to a few local lenders but this seems like a good opportunity. Thanks all.
