How to get rid of problem property?

I have a problem property I bought pre-boom. I have never been able to keep a tenant in it as the neighborhood isn't great. I've been trying to sell it with a realtor with no luck. I offer seller financing, etc. How do I get rid of it? I owe more than it's worth, but know I'll have to kick in $$ to close. What suggestions can I get from the pros at Bigger Pockets?
