Appraiser living area Vs County/MLS living area
Appraiser "living area" came out 70+ sq. ft. less than the County/MLS living area for a home with 2600+ sq.ft. My understanding is that MLS picks the sq.ft. from the County record.
Is this common ? Can we legally win the case if the Seller does not want to reduce the price based on the appraised sq.ft. ?
