Cash out refi, Chicago

Trying to cash out refi a condo I own free and clear in Chicago. Goal is to reinvest the $$ into more properties.  Issue is, I'm also rebuilding my credit and disputing some accounts. When a traditional bank runs my app through automatic underwriting, the app gets denied due to disputed accounts on my credit report. What are my options?
