Florida condo 1 year no renters clause

I'm interesting in how to go about or a work around in the no renter for 1 year condo clause. Is a 1/1 I am basically buying for my son and he will be paying most of the bills. 

Are family not included as renters? Would I have to add him to the deed? Any suggestions or tips greatly appreciated.
