NNN Property Syndication as a long term strategy

Hi everyone, 

NNN seems to be a really great way to gain some hassle free equity over the long term. What is wrong with a business plan of trying to syndicate as many NNN deals with long lease terms and just play the long game? Many great deals out there with yearly rent bumps, so if you just buy the NNN at the right price and have a highly rated tenant with cheap capital today, isnt this a solid long term growth strategy?

Does anyone else do this? Does anyone have experience with NNN leases coming to the end of their term? What were your challenges in finding a new tenant? Were the rents comparable for the new tenant? How do plan your exit strategy in these deals?
