How do I find investors?

How do you locate investors when you are new at real estate. I always have deals and sometimes my problem is finding investors for those deals. Any advice??

Check your local MLS or public records and see who is buying properties for cash in the area you're looking to sell. Join RE investor social media groups in your area and see who is active.

If it's really a deal, investors will be lining up to buy.

You build marketing systems and advertise to start conversations with them.  Then you learn to use Reg. D, Rule 506(c) to get them to buy subscriptions in your syndicated capital raise.

@Kunthea Johnson Welcome to the community! Your decision on a turnkey or fixer upper will depend on many factors including your investing goals, your why in investing, risk tolerance, etc.

For me, I went straight into an out-of-state fixer upper as I didn't like the returns I was seeing with a turnkey. That is a personal choice.

Merry X-mas, I just happened to click on a youtube video with BiggerPockets and have been watching, reading non stop. I currently own 3 single family houses in the SF Bay Area and consider myself an absolute newbie in real estate investing. Since discovering BiggerPockets my wife and I have decided to jump into the multi family market preferably outside of California. We are sitting and waiting so see what 2021 will bring. My question is this; which is better for our first purchase, a turn key property or a fixer upper ? We plan on renting and holding onto the property. TIA

Are you referring to lenders like hard money, private lenders, or limited partners in a syndication? Or buyers for your deals?

@Jackson Acuff My philosophy is if you have a great deal, there is money out there for it. I'd start with your own network to find out if anyone wants to participate in an "opportunity". They aren't giving you money but investing in an opportunity.  Show them the numbers, how they make money, and when they will make the money.

There are specific places here on Bigger Pockets that allow for others to post their deals. You may be able to find investors in this way.

In short, tell everyone what you are doing and when they see you are being successful in this, others will have interest.
