Refinancing in Philadelphia

Hey BP community, 

I am searching for recommendations for lenders to use for the refinancing process here in Philadelphia. I am in the preliminary stages of developing this type of exit strategy, as I am more focused on the flipping side of things at the moment. This being said, I'd like to vet out different lenders to see which I may use to refinance any properties in which I buy distressed, rehab and rent for when I am ready to take on this type of strategy.
