Realtor thinks im crazy

I have been working with the same realtor for about 6 months now and i am beginning to get a little aggravated. Every time i make an offer on a property she looks at me like im crazy and after the offer is submitted she calls and tells me she needs a best and final or that there was a previous offer for more but it fell through.

I have been bidding on reos, foreclosures, and this last one was a short sale and i suggested that along with my offer i was going to submit a list of repairs that were needed for the property. She explained to me that i would pretty much be wasting my time.

With all that said should i be looking for a new realtor that will take me seriously and how to find a good one. Also was it a good or bad idea submitting the repair list along with the offer????
