Sell without realtor to a cash buyer-how to

Hi everyone- I have been approached about a CASH deal on my vac rental condo (not listed), so the buyer has an agent but I do not since it was not listed yet. Is it REALLY easy enough for me to do on my own without a RE agent by hiring a title agent in that state (AL) to close the property??  From what I'm reading I would pay the buyer 3% commission, 50% of escrow fees....what else do I need to worry about? I greatly appreciate any help! After this messed up 2020 year any $$ I can save on agent fees would be a blessing!  Thank you in advance. Deb  (TN)
