Rental Properties Around Austin, TX (Leander, Pflugerville, etc)

2020 has been a hot year for Austin and surrounding areas.  We are around 4-5% cap rate in Leander, Pflugerville, etc.  Not ideal, but an equity growth play for sure.  From an appreciation standpoint, I am very bullish on Leander and North East Austin with all the new development heading there.  Wanted to check with BP friends, anyone want to share their experience and outlook for 2021 and moving forward?  Where are you investing?
