New Build Quadplex OPEX Margin

Hello, 

I am a multi-family developer in Detroit. My firm focuses on developing apartments at a large scale, however we are currently working on a quadplex development. For anyone who has experience with owning/building quadplexes, I am curious what OPEX margins for a new build are typical for projects at this scale?
