Developer wants to buy my newly acquired property

Hello, so I just closed on a new property very close to downtown Dallas.  The house is sandwiched in between a new development of town homes currently being built out which each will start at 400K and an empty lot both owned by the same developer.  The house I bought(I paid 120K) is very run down but small enough to where I think I can renovate for minimal costs and  get a renter in there.  While getting the key from my realtor I was introduced to the developer and he mentioned how he had tried to buy my house but could not get the owner or realtor to ever respond to him.  My realtor has somewhat of a relationship with the seller's realtor which is why I think they were responsive to me.


Anyway...the developer gave me his number and asked that I let him know if I would consider selling.  I'm certain that the developer is only interested in the land and being directly nextdoor to his brand new Townhomes I am sure he would love for my little shanty of a house to be gone.  My question is, what is the best way to approach the developer?  While I did not intend to buy to immediately sell, everything has a price and I could potentially walk away without putting any renovation money in and have a nice little profit in less than a month.


Thanks in advance for any thoughts on this situation.  I plan to message him in the next day or so.
