Opinion needed about an aspect of a property.

Hello Everyone

                        I like to get opinions about a property. I just looked at a property for flip in Henry County in Metro Atlanta Area. I am waiting for an estimate from my GC. I do have a question if anyone here can share their valuable opinion. The house is on an unpaved road and its separated from other houses in the community by that unpaved street.  Its strange too that few houses are built away from rest of the houses. So my questions is how does that affect the value of the house. My feeling is that it cant be the same value. Any ideas or thoughts are appreciated.
