Union City or West NY when it comes to purchasing a 2 family?

Hi bigger pockets family. I am looking to purchase a two family investment property in New Jersey as it is close to where I live in Manhattan and because I am priced out of the 5 boroughs here in NY. Currently, I have been looking in Union City and West New York. My Budget is between 450k and 600k for a turn-key property or one that does not need that much work. I would like to get some local insight as to if Union city and West NY were good areas to purchase my first investment property and if they had room to grow in the next 5 to 10 years or are there other areas that make more sense in NJ to invest in that are also close to the city.
