Norfolk area Multifamily

I am looking to buy a multifamily or larger singly family property in the Norfolk, VA area. I am curious as to the rentability pros and cons of the area. Cash flows and ROI seems strong, and I would imagine the military and university influences bring consistent renters. Open to any and all thoughts, tips, and suggestions. Thank you!

I don't know of any investors using the rent-by-the-room strategy in Norfolk, but I'm sure there are a few. The majority of people I know in Multifamily are getting about $200/door and 15-INF% COCROI depending on if you are buy-and-hold or BRRRR.
