Need agreement fo rbuying property off market w/o RE agent

Hi all.

I did a quick search here and didnt see any results.

I am buying a property from seller directly that is off market. He doesn't want to use RE agent. Is there a form that I can use as my offer. I want it to be a little more official and more binding than just a handshake or handwritten note. 

I want to buy property with feasibility study, and I want to prevent him selling to somebody else while I am doing feasabilty study. 

Just like as if the property was "pending" when it is on the market.

Try a Letter of Intent or any other written offer with your requirements in it. 

In spite of what seller wants, some RE agents will handle all required paperwork for a flat fee. (An Albuquerque RE agent said she'd so it for $500 as an example.) 

Use an escrow company and get a title report & title insurance policy. The report will show liens (mortgages, code enforcement, IRS etc). The policy will ensure you're getting good title. PM me and I'll send you an older LOI form.
