Real Estate Agent Must-Haves

Hello Everyone. I recently joined the BP Community after my investor client introduced me to the site. I look forward to your wisdom and advice.

My question to you is: 

Assuming that you find value in working with real estate agents, what is the one must-have skill that you expect from him/her, and what was the one skill that you wished s/he had but didn't in your last deal?
